Your Leasing Co. represents Tenants in their negotiations and dealings with Landlords. We contribute our 25 years of experience and expertise in assisting clients to identify the ideal shop, office or warehouse and utilise the most current market data available to negotiate the highest value leasing strategy available, that achieves the optimal mix of rent, incentives and flexible lease terms.
Who are We?
Your Leasing Co. was set up to provide an expert commercial leasing service exclusively to Tenants that provides them with a level of confidence by allowing them access to the same market data and negotiation advantages typically reserved for Landlords. Our view is that we should generate value and savings that exceed the investment made in us and the services we provide for you. So if we don’t achieve this, you don’t pay!
From our experience, we have learned that business owners strive to be technical experts in their given profession or industry. We also know that most business owners are time poor and try to wear as many other, non core, business hats as they can.
Landlords are aware that time poor Tenants will often negotiate from an inferior position to themselves and that they may place more emphasis on convenience above the lease cost and terms. Invariably, this results in the Tenant falling short of achieving all the potential value and terms that were potentially available.
We call this the “Tenants Dilemma” and is exactly the situation where we can add the most value in the shortest period of time for multi site operators or single site business owners seeking to maximise their profit by negotiating the best commercial lease outcome possible.

Flexible Pricing
We appreciate that different clients have their own preferences for various types of leasing assignments when it comes to the cost and how the pricing is established in comparison to the expected value to be created.
We want to ensure that our fee structure is fair and transparent and that our clients are comfortable with the scope of work to be completed, the proposed cost and the value created by the outcome of the engagement. These typically include a discussion around a fixed fee arrangement, an hourly rate for consulting based work, performance and success based pricing or a combination to meet our clients personal preference or company policy.

We do all the leg work… the market research, property inspections, dealing with the Landlords agents, we create a shortlist of video files and of course we undertake all the negotiating on behalf of our clients. We do this so our clients can spend more time working on where their time is most valuable… in their business.
We create Maximum Value
Commercial leasing has a lot of moving parts and we know that getting the optimal value from a deal is an art combined with a proven formula that we have developed over time.
The art of maximising value in a deal is understanding the client’s needs, combined with our knowledge of how to extract the maximum value from the right mix of key elements. Value is contributed at every level of a transaction. However, maximum value is only achieved when you know where to look and how to bundle the total value from all key elements.

How do we add value & save you money?
Our key criteria for driving a successful outcome for any new engagement is to ensure there is the proper alignment between the necessary behaviours and the desired result.
We pay for ourselves. We are incentivised and paid from the savings and value we create for our clients.
Performance guarantee. If we can’t add value, our clients don’t need to pay. We are motivated to maximise the value for our clients and reward the trust they place in us when they engage us.
We save our clients time. We do all the property inspections to create a shortlist of video files to review, so our clients can spend more time working on their business.
Access to off market deals. We are in the market every day and have access to off market deals that tenants acting for themselves don’t get to see.
We give our clients peace of mind. We have been negotiating retail and commercial leases for over 25 years and bring our technical and industry knowledge to every deal.
Expert market knowledge. We know the market and how to engineer a deal to maximise the value for our clients. This includes the lowest rent possible, negotiating any cash contribution that may be appropriate, fitout contribution, rent rebates, rent free periods and work that can be done and paid for by the Landlord. We aim to maximise the value for our clients in absolutely every angle of the deal.
We do all the negotiating. Our clients no longer need to have any more uncomfortable and / or confrontational conversations with their Landlord.
We take care of the boring documentation. We ensure that the agreed deal is what is in the lease.
We are nice guys. We aim to make the whole experience of renewing a lease or finding a new location as fun and painless as it possibly can be…. while maximising the value for our clients.

Your Leasing Co. is headed up by Kelly and Mike Cunningham. Kelly and Mike have a deep pool of complimentary experience and knowledge that contributes to a unique service offering for their clients.
Their experience spans a broad spectrum of property and business services, including shopping centre management of super regional centres, shopping centre development leasing (off the plan), specialist retail and commercial leasing, dispute resolution, expert witness, corporate advisory and business services for fast growing businesses, business restructures and complex property transactions. Kelly Cunningham
Managing Director and Co-Founder
Kelly is a highly skilled commercial property consultant and tenant representation expert, who brings over 25 years of industry experience. Kelly is a licensed real estate agent and has a broad background in retail and commercial leasing, management of super regional shopping centre assets and a specialisation in retail and commercial leasing.
Previously working in senior roles with Lend Lease, Kiwi Property Management and Byvan/FPD Savills in Australia and New Zealand, Kelly manages the team from our Bundall office and looks after clients all over Australia.
Kelly is well regarded for her expertise in negotiating leases and getting the absolute best results for her clients. She has also consulted to legal firms in the capacity of an Expert Witness in relation to retail leasing litigation.
Kelly is known for her leadership, reliability, tenacity in achieving results, strong communication skills without losing the sense of having fun at work. She is a loving Mum of two, loves performing in musicals, is a member of a covers rock band and loves hiking the trails of her native NZ.

Mike Cunningham
Group CEO and Co-Founder
Mike has 25 years of experience with a background in owning businesses that provide corporate advisory services and conducting complex real estate transactions.
Mike’s focus is ensuring that our client’s commercial property decisions are in alignment with their vision for their business. More specifically, that the strategic plans for growth and expansion, coupled with their operational and financial performance objectives fit with the property strategy for where they operate their business from.
He brings a mix of commercial property consulting, corporate advisory services and tenant representation skills that span lease negotiation, assisting clients in matching business growth with the optimal location and site profit maximisation.
Mike’s strengths are his adaptive leadership, creative approach to solving clients real estate challenges, his vision of real estate markets and proactive approach to getting the best possible result for his clients.
Mike holds a Bachelor of Business in Accounting, Finance and Economics and a Master of Business in Finance and Accounting from the University of Technology Sydney. He is a member of the CPA Australian Certified Practicing Accountants and also holds an MBA from the Australian Graduate School of Management (AGSM), University of Sydney and the University of NSW.
In his spare time, he is a Dad, a performer in a rock band, skier and fitness enthusiast.

Amber McFarlane
Senior Leasing Associate
Amber comes from a strong background in Retail Leasing and Client Service Management and is a highly valued member of the Your Leasing Co. team.
She prides herself on providing the best possible leasing outcome for every client and one of the key aspects of her role, that she derives a high level of personal satisfaction from, is working with her clients to make the commercial leasing process as stress free, enjoyable and productive as possible.
Amber brings a high level of knowledge from her Retail Leasing specialisation. Her experience includes leasing shopping centre developments off the plan, as well as providing end to end leasing services to tenants. She has outstanding technical skills, particularly in retail leasing, retail tenancy mix and strategies and lease negotiation and will be able to support you through the entire leasing process.
Amber, her husband and two young girls recently relocated from Melbourne in 2018 and enjoy spending time at the beach and enjoying all the Gold Coast has to offer.
Amber is an avid gym go-er and does HIIT training at 5am each morning.
