At Your Leasing Co. our objective is to make finding your ideal site as easy and pain free as possible, while exploiting as much value from the leasing process that might be available.
Securing a lease is one of the most significant financial commitments a business owner can make. Settling on the right location has a direct impact on brand value, customer volumes and sales revenue, employee satisfaction and productivity, profit and return on the investment made in leasing the Landlords tenancy for the next 3 to 5 years or beyond.
Over a 25 year period and after more than 1,000 lease negotiations, we have developed an approach supported by a proven checklist designed to ensure that all the important elements of finding a new site are considered in making the site selection decision as easy as possible.
We assist our clients in building confidence in the decision making process, by contributing our experience and knowledge in guiding them through the entire leasing process.

Site Search Process
Our site search process includes the following:
1. Understanding The Business. At the core, we need to develop an understanding of all the information that is important in selecting a new site, such as the ideal space required, unique tenancy features, customer profile, demographics and psychographics as well as any employee requirements or fitout considerations.
This information is an important part of ensuring the new tenancy aligns with the growth, operational and profit requirements of the business.
2. The Site Search. The next step is to prepare a brief that is distributed to our professional property network. We utilise our industry connections to take advantage of off market opportunities, whilst simultaneously conducting our own inhouse research for ideal sites that meet the agreed property criteria.
3. Site Inspections and the Video Shortlist.We undertake all the site inspections on your behalf. You save time by reviewing the video walkthroughs of shortlisted sites from your desk and choose the sites you would like to inspect.
4. Negotiating and Closing the Deal. Because we know the market and deal with Landlords every day, we understand how to negotiate the optimal balance of getting the best rent as well as getting the Landlord to agree to an attractive incentives package. This may include a mix of cash incentive, fitout contribution, the Landlord undertaking work on the tenancy at their cost and providing a rent free period. We also make sure that the lease terms are acceptable. Things like the length of the lease, personal guarantees, permitted use and fair makegood provisions.
Lastly, we ensure that the deal that has been negotiated is accurately reflected in the lease documents before it is handed over to the solicitor for legal review and your execution.
It doesn’t stop there… We are a full service commercial leasing firm and from our experience we understand that coordinating with other service providers such as solicitors, designers and fitout contractors is a valuable part of getting you into your new tenancy as smoothly and quickly as possible.
